Quick question for everyone. We are currently at the end of our lease and in negotiations, our rent is expensive and eats up a majority of our profit. Our landlord wants us to commit to a 5 year lease renewal but thats a huge financial commitment - considering we could buy a building and build out for less than that commitment and have something to show for at the end of it.
A building is available for purchase but its not on a main road and its a stand alone building (not in a shopping center). I know a majority of our current members would follow because they love us (lol) and the location is only about one or two miles from our current location but I am wondering if moving to a less visible location would really hurt our future business.
What are your thoughts everyone?

I'd jump at the chance. Spend a portion of the savings on marketing to increase visibility. If the building is in a ghost area part of a town with no visibility I'd research a bit more. However, if you have a good base then word of mouth should continue to help you grow. What's the size of each space.
You could also use the possibility of a purchase to negotiate your current rate. I'd also be concerned about another fitness center taking over the space you're currently in. How much time is left on the lease? Can you sublet to ensure a non-competing business moves in?

Did you research on other retail spaces that have a good anchor? Agree with Cheryl, if you have the chance to own vs. lease- I would own.
